What Really Happens After You Go Under Contract

For a lot of people, going under contract feels like crossing the finish line. The hard part's over, right?


Not quite. Going under contract actually kicks off the most active phase of the whole transaction. A couple more rounds of negotiation can still happen here — and whether you're buying or selling, the timeline that follows looks pretty similar, just from opposite sides of the table.


Knowing what's coming next takes a lot of the stress out of it.


Step 1: Due Diligence Kicks Off Right Away

The moment the contract is signed, the clock starts — and so does the first (and usually most active) round of negotiation.


For buyers, this is when inspections get scheduled, documents get reviewed, and questions get answered. It's all about confirming the home is what you expected, with no hidden surprises.


For sellers, this is when buyers do their homework. Inspections happen, repair requests may come in, and some back-and-forth is common. It can feel uncomfortable in the moment, but it's a completely normal part of the process.


This is usually where emotions run highest — not because something's gone wrong, but because things are suddenly moving fast. Having an agent who can guide you through this stage calmly makes a real difference. When an agent gets too emotionally invested, deals are more likely to fall apart.


Step 2: The Appraisal

Next up is the appraisal, ordered by the lender. Depending on how it comes back, this can trigger a third round of negotiation.


For buyers, the appraisal confirms the home supports the purchase price in the lender's eyes. For sellers, it's confirmation that the agreed price lines up with the market data.

Appraisals are less about perfection and more about market support. A delay or a question during this step doesn't automatically spell trouble — it's often just part of the process, especially in a shifting market.


Step 3: Underwriting and Paperwork

This stage is quieter, but it's detail-heavy.


Buyers work closely with their lender to finalize loan approval — providing documents, answering questions, and clearing up anything the underwriter flags. It can feel repetitive, but every bit of it is about reducing risk before funds are released.

Sellers are mostly in a waiting period here, but it's still an important one. This is when remaining loan contingencies typically get cleared and certainty builds.


The quiet can feel unsettling, but it usually just means everything's moving the way it should.

Step 4: Final Walkthrough and Closing Prep

As closing gets closer, both sides start gearing up for the finish line.


Buyers do a final walkthrough to confirm the home is in the condition they expect. Sellers start prepping to move — coordinating utilities, finalizing any agreed repairs or credits, and tying up loose ends.


This is when logistics take over: scheduling movers, signing documents, and making sure nothing gets missed.


Step 5: Closing Day

Closing looks the same on the calendar for everyone — it just means something different for each side.


Buyers take ownership. Sellers hand it over. Funds transfer, documents get recorded, and the deal is officially done.


By this point, the heavy lifting is already behind you — closing day itself tends to be pretty smooth.


The Real Takeaway

The biggest misconception? That once a home goes under contract, things slow down.

They don't — they just get more structured.


Whether you're buying or selling, the timeline after contract follows the same basic rhythm: due diligence, appraisal, underwriting, and closing. Knowing what to expect at each stage usually means less worry and better decisions along the way.
